Pricing, by far, is the most important aspect of placing your home on the market for sale. 

We want you to get as much money as possible out of the sale, but we also need to pay attention to what the market is telling us.

In order to determine a value for your home, we will compare it to what has sold recently in your neighborhood.  We will then check the homes currently on the market in your neighborhood.  This will give us a very accurate picture for where to position your home.  This is the same system appraisers use to do an appraisal on your home.  In addition, we will also pull the homes in your neighborhood that haven’t sold and evaluate the reasons they have not sold yet.

Once we have selected the comparables we will then add or subtract special features (examples: hardwood floors versus carpet, screened-in porch versus patio, Formica countertops versus granite countertops, updated versus not updated, large lot versus small lot).  In certain price ranges, some features are expected, and in other price ranges, some are upgrades.

Pricing also involves other factors, such as property bordering a body of water, property with spectacular views, and property that is unique and hard to find on the market.
