As a homeowner, you want to be sure to have your home inspected for termites on a bi-yearly basis, unless you have a termite bond.  As we've said before, down here in Georgia, it's not a matter of if you have termites, it's a matter of when.  Having your homes inspected for termites regularly will keep you from having a bad surprise when selling your home and possibly finding active termites or damage from previous termite infestations.

Another important item that needs to be inspected regularly is your HVAC system.  We have had cases where our seller didn't have their HVAC system regularly inspected and when they had a buyer get an inspection done, the HVAC had a leak that had been leaking for years and instead of being able to repair it, they had to replace it because of how extensive the damage was.

Make sure to replace batteries in your smoke alarms and test them periodically.  If they quit working, be sure to replace them.
