After Closing:

We realize that at closing there are many recommendations and several “remember to do this” and “don’t pay attention to that,” so we will summarize the 10 most important  ones for you to know.

1.Termite: At closing, you were given a clear termite letter.  This letter is only valid for a short period of time.  Please contact the termite company that issued the letter (or any other reputable termite company you choose) and ask them to put you under contract.  Being under contract means that the termite company will periodically come and inspect the home.  They can also provide your pest control service.

2. Deed: You may have a letter that looks very “official” asking you to pay an amount of money so that they can send you the deed to your property.  This is a scam.  After closing the attorney will file the deed in the appropriate county.  The county will then record it, stamp it, and send it to the attorney.  The attorney will then mail it to you free of charge.  Keep in mind that the county has a record of it in the event you don’t receive it or you misplace it; the deed is in the county public records.  This entire process will take 4-6 weeks from the day of closing.

3.Homestead Exemption:  If this home is your primary residence, you are entitled to a homestead exemption.  Basically this is a small reduction on the amount you pay in property taxes.  In order to receive this exemption you need to file for it at the county where you reside between January 1st and April 15th.  This reduction will begin the year after you file and you will need the documents to prove you are the owner (either the deed and/or your closing paperwork.)  Lastly, you must live in the home by January 1st for the reduction to begin the following year.  Once you file, you will not have to go back each year to file, it will automatically be reduced each year for as long as you own the property.  There also may be other exemptions you are eligible for such as being a widow/widower, blind, elderly, or other such exemptions.

4. Mortgage Insurance:  If you have a conventional loan and carry a loan with mortgage insurance, please keep in mind that when your loan reaches 80%, the mortgage insurance can be eliminated.  Your 80% loan could be reached sooner by paying an extra mortgage payment or if the value of your property increases.  Be sure to keep informed of home values around you and also on the balance on your loan so that you can request removal of the mortgage insurance as soon as you are able.

5.  Interest:  If you have a 30-year mortgage, try to make an extra payment each year on your mortgage.  It will save you thousands of dollars and can cut down the life of your mortgage.
Keys:  There is no way to know if the previous owner of the home had additional key copies made for other people.  In order to be safe and 100% sure no one else has your house key, we strongly recommend you have the locks re-keyed.  This is a minimum cost to you and will give you peace of mind.

6. Your Lender:  You obtained a loan with lender “A,” however, many times after closing you will receive notification that your loan has been sold to lender “B” or “C.”  This is common and happens often so there is no need for alarm.  The terms of your loan cannot be changed, the only thing that may change is to whom you make the payment.

7.  Keys:  There is no way to know if the previous owner of the home had additional key copies made for other people.  In order to be safe and 100% sure no one else has your house key, we strongly recommend you have the locks re-keyed.  This is a minimum cost to you and will give you peace of mind.

8.  Utilities:  It is in your best interest to call the utility companies and have them transfer the utilities from the previous owner to you.  By transferring, you avoid having the utilities shut off and having to reconnect them in your name so the service will not be interrupted.

9.  Enjoy It:  It is a wonderful feeling to own your home, especially when it’s your first home.
